The 7 Phases of Development:
Successful timeline development depends on variety of factors. Vision planning is strongly encouraged and typically performed in the year prior to beginning the development process outlined below. In some cases, it is possible to execute the entire process in 12 month. The process starts with the clients Real Estate and Development team. The structure as presented below allows for a successful gathering of cost and projection of development timelines. If followed, the process will identify important factors that could influence the decision to move forward. Additionally, if all steps are performed thoroughly, accurately and efficiently, the chances of meeting the established restaurant opening increase tremendously. It has been our experience that the due diligence and entitlement phase is the most impactful part of the process. In this phase, regulatory restrictions and utility services requirements are just a few contributing factors needed to determining the feasibility of developing a parcel. An improperly prepared due diligence report can lead to scope-creep, design and construction delays that will surely increase the final development cost.
